Tenant Fees
We believe in transparency. Our fees are simple, fair, and fully compliant with the Tenant Fees Act. Below is a clear breakdown of the costs you may encounter when renting a home through Meraki.
Holding Deposit (Payment of Intent)
Equivalent to one week’s rent This payment reserves the property while referencing is completed.

Deducted from your first month’s rent when the tenancy begins

Refunded in full if the landlord chooses not to proceed

Forfeited if you withdraw, provide misleading information, or fail referencing
Company Let Referencing & Contract Fee
£525 per company applicable only to company lets. Referencing is carried out by an independent agency.
Rent in Advance
Typically one month’s rent, payable before the tenancy begins. Some landlords may request a longer period in advance — you will be advised if so.
Tenancy Deposit
Usually equivalent to five weeks’ rent Held to protect the landlord against breaches of the tenancy agreement. Registered with the Deposit Protection Service (DPS) in your name and the landlord’s name. No deductions can be made without agreement or a DPS adjudication..
Tenancy Amendments
Change of Sharer
£50 Covers the preparation of all documentation and issuing an amended tenancy agreement. Only applicable when the landlord agrees to the change.
Change of Terms During Tenancy
£50 For amendments requested during the tenancy and agreed by the landlord. Additional deposit may be required (e.g. adding a pet).
