Landlord Charges

We believe in complete transparency. Our fees are simple, clear, and designed to reflect the level of service you choose — whether you prefer support at the start of the tenancy, full ongoing management, or a completely hands‑off experience.

All fees are calculated as a percentage of the gross rent for the full term of the tenancy, including any renewals. Minimum fees apply.

Let Only

11.4% of the total rent (including renewals) Minimum fee: £900 (London) / £600 (Other regions)

Our Let Only service is ideal for landlords who want to manage the tenancy themselves but require expert support in securing the right tenant.

Included:

  • Accurate valuation and market advice

  • Guidance on preparing your property for letting

  • Compliance support and letting consents

  • Professional marketing across major portals

  • Accompanied viewings

  • Negotiation of offers

  • Comprehensive tenant referencing

  • Preparation and issue of the Tenancy Agreement

  • Deposit collection, registration, and transfer

  • Deduction of commission and pre‑tenancy invoices

  • Renewal negotiation and documentation (fees apply)

Full Management

15.6% of the total rent (including renewals) Minimum fee: £2,400 (London) / £2,100 (Other regions)

For landlords seeking a seamless, fully managed experience, this service covers every aspect of the tenancy from start to finish.

Everything in Let Only, plus:

  • Arranging EPCs and compliance certificates

  • Administration of ground rent and service charges

  • Utility management

  • Key holding throughout the tenancy

  • Working fund management

  • Day‑to‑day maintenance coordination (up to £600 per job)

  • Approval of contractor invoices

  • Gas Safety, EICR, PAT, smoke & CO alarm arrangements

  • Pre‑tenancy cleaning

  • Investigation of property issues

  • Twice‑yearly inspections (or as required)

  • 24/7 emergency management

  • Check‑out coordination and inventory management

  • Deposit negotiation and dispute handling
