Landlord Charges 

We operate a transparent fees policy at Meraki and as there are various fees and charges

associated with renting a property through us you should be aware of these when considering 

instructing us. 

 

Letting & Renewal: 9.5% (11.4% Including VAT)* of rent for the term including any renewal

  • Agree the market rent and find a tenant in accordance with the landlord guidelines

  • Advise on current market conditions and preparation of the property for letting

  • Provide guidance on compliance with statutory provisions and letting consents

  • Erect board outside property in accordance with Town and Country Planning Act 1990

  • Prepare property details, market the property and advertise on relevant portals

  • Carry out accompanied viewings

  • Negotiate offers and take up references

  • Prepare and submit Tenancy Agreement (fee applies see below)

  • Collect, register & transfer the deposit with the Tenancy Deposit Scheme where appropriate

  • Provide tenant with method of payment

  • Deduct commission and any pre-tenancy invoices

  • Contact Landlord & Tenant prior to the end of tenancy to discuss renewal or termination

  • Negotiate renewal, prepare and submit documentation (fee applies see below)

* Minimum Fee Other Regions £500 + VAT

 

Letting, Renewal, Rent Receipt & Management: 13% (15.6% Inc VAT)* of rent for the term including any renewal

In addition to the Letting, Renewal & Rent Receipt service;

  • Arrange Energy Performance Certificate

  • Administrate Ground Rent and Service Charges

  • Liaise with utility suppliers

  • Hold keys throughout the tenancy

  • Retain a working fund and deal with day to day management

  • Arrange routine repairs and instruct approved contractors (to a maximum of £600)

  • Approve supplier invoices

  • Arrange Gas Safety Record, Electrical Installation Condition Report and Portable Appliance Testing, Smoke Alarms & CO monitors

  • Arrange pre-tenancy cleaning

  • Investigate matters relating to the property

  • Visit the property at least twice per annum and notify landlord of outcome (or to Landlords requirements)

  • Provide a Property Management emergency out of hours service

  • Agree the check out date and time with tenant

  • Instruct inventory provider to prepare and check inventory with tenant

  • Negotiate with landlord and tenant any disbursement of the security deposit

  • Return deposit as agreed with landlord and tenant to relevant parties

  • Remit any disputed amount to the Tenancy Deposit Scheme for final adjudication 

* Minimum Fee London Region £2,000 + VAT

* Minimum Fee Other Regions £1,750 + VAT

 

Vacant management

  • Dependent upon landlord requirements a minimum of £100 + VAT

  • Vacant management works fee 10% of net cost

  • Post purchase pre let £500 plus travel expenses. Consists of; Visual check and if new build liaise with surveyor re snagging, arrange for metres to be read and liaise with utility supplier, arrange gas safety, cleaning, etc

 

Other fees and charges you should be aware of; 

  • Tenancy paperwork fee (landlords share) £205 + VAT

  • Tenant referencing £95 per tenant (The tenant referencing charge also applies to each guarantor required) 

  • Company referencing £250 + VAT per company

  • Deposit registration fee £25 + VAT

  • Inventory 'make' fee e.g. three-bed unfurnished £200 + VAT

  • Inventory 'check in' e.g. three-bed unfurnished £150 + VAT

  • Additional property visits £75 + VAT

  • Copies of remittance advices £25 + VAT per copy

  • Arrangement fee for works or refurbishment over £1,000 12% of net cost 

  • Insurance claims £100 + VAT per hour

  • Tenancy renewal fee 4% + VAT 

  • Abortive tenancy fee £290 + VAT plus out of pocket costs

  • Referencing Charge - £95 or £195 + VAT per company

  • Preliminary Charge - £175 or £275 + VAT per company

 

Service of notices

  • Serve Section 13 Notice (included with management service)  £40 + VAT

  • Serve Section 21 Notice (included with management service)  £40 + VAT

  • Court attendance Associate £100 + VAT per hour 

  • Court attendance Senior Associate £200 + VAT per hour
