Tenant Fees & Charges

We operate a transparent fees policy at MERAKI and as there are various fees and charges associated with renting a property through us you should be aware of these when considering making an offer on a property. 

 

Other fees and charges you should be aware of;

  • Payment of Intent - Equivalent to one weeks rent

We require a payment of intent, which shows your interest to proceed with the proposed tenancy.  The property will not be available for other interested parties  to view once payment of this sum has been received.  This sum will be deducted from your first rental payment and therefore should you proceed with the proposed tenancy this will not be an additional sum.  If our client chooses not to proceed with the proposed tenancy, this sum will be refunded to you in full in the same manner that it was paid. Payment of this sum does not guarantee you a tenancy. Should you decide not to proceed for whatever reason with the proposed tenancy, or should you fail the referencing process, you will forfeit this sum.

 

  • Reference Charge

Only applicable to company lets £195 + VAT per company

Referencing will be carried out by an independent referencing agency.  

  • Rent in Advance

Under the terms of your tenancy agreement, you will usually be required to pay one months rent in advance before the tenancy begins.  Some landlords will require a longer rent in advance.  If this is the case you will be advised.

 

  • Rent Deposit

The rent deposit (usually equivalent to five weeks rent) is held to protect the landlord from you not meeting your obligations as a tenant under the terms of the tenancy agreement.  The deposit will be registered with the Deposit Protection Service ("DPS") jointly under your name(s) and the name of the landlord.  This means that no deductions can be made from the deposit until you and the landlord have reached an agreement or there is a judgement by the DPS arbitrator. 

 

Terminating Tenancy Charges

  • Change of Sharer £50 (Including VAT)

This charge only applies when you require to change a named tenant with another part way through your tenancy AND your landlord has agreed to the change.  It includes the preparation of all the documentation relating to the change including an amended tenancy agreement.  Payment of this charge does not constitute granting of a tenancy. 

  • Change of Terms (during tenancy) £50 (Including VAT)

Where a change of tenancy conditions occur during the tenancy period AND the landlord agrees to these proposed change(s). This includes the preparation of all documentation relating to the change including an amended tenancy agreement.  Please be aware that a change of this nature may require additional Rent Deposit monies to be added to the existing deposit amount already held.  (For example where the change will be the addition of a pet). 

 

  • Deed of Surrender - £50 (Including VAT)

Where you have requested early withdrawal from your tenancy AND the landlord agrees to release you from the tenancy early this charge will apply to the preparation of documentation.

 

Other Charges 

 

  • Late Payment of Rent - £50 (Including VAT) + Interest 

Where the rent remains unpaid by three days Meraki Property will issue a non payment/late payment notice every 4 days until the rent is up to date. Each letter issued at £50 plus interest (5% above BOE Base Rate) until the rent is up to date.

  • Unpaid rent / returned payments - £25 (Including VAT) per payment unpaid on time or returned

Where you either miss or make a late payment against your rent or any other associated charges during your tenancy period this charge will be due and payable immediately.  In addition you will incur late payment interest calculated on a daily basis at 5% above BOE Base Rate.

 

 

  • Lost Keys - £20 (Including VAT) per key 

Where the tenant loses a set of keys there is a minimum charge of £20 per replacement key. This is a minimum charge however the tenant may also be liable for the change of locks to the main entrance should it be deemed a security hazard. These costs are chargeable immediately and will be deemed as rent.
