What to expect from us during a valuation

When we visit, we will view each room in the property, detailing everything that it has to offer potential buyers. We will then return to our office and write a valuation letter, listing all relevant information, the suggested asking price for your property and how we reached this figure.

When you receive a valuation from us, you can be certain that the valuation figure we have provided is realistic. This is because our valuers always use comparable evidence, comparing your property to similar properties in the area, taking into account any variations such as the size and condition of the property, extensions, outside space, positioning on the road etc. This, in conjunction with our teams’ expert local knowledge and experience, helps us to form an accurate idea of what the property could achieve on the market.

Contracts & Administration
Contracts & Administration

Clients can choose from our full range of property administration services such as deposit lodging, e-signing, inventories and bespoke contracts. These can be purchased whether you’ve advertised your property with us or not. 

We will create an assured shorthold tenancy agreement between you and your tenant(s).  This will include any particular requirements or you would like to be included and are drafted to be bespoke to your property.  This will be signed by both you and your tenant(s) prior to the commencement of the tenancy agreement. Want to get your contract signed quickly and legally? Want to get a contract signed with a tenant who’s remote to you?

We always recommend that you get your contract signed as soon as you can to avoid tenants pulling out at the last minute. eSigning is a legally admissible method of getting contracts signed with remote parties quickly and efficiently, we use this method for all our managed properties too. 

In order to comply with current legislation, a deposit paid to a landlord by a tenant for an assured shorthold tenancy must be lodged with a Government-backed deposit protection scheme, we partner with the DPS to ensure you meet the requirements of this legislation. We will collect the tenant’s deposit, enter the deposit in to the Government’s custodial deposit protection scheme on your behalf, issue the prescribed information to the tenants, and arrange for the release of the deposit at the end of the tenancy.
