Tenant fees
What you pay when you rent through Meraki
Our fees are simple and follow the Tenant Fees Act 2019. This is everything you may be asked to pay when renting a home through us as an individual. Company lets work differently, as set out below.
- Holding deposit
- One week’s rent
- Reserves the property while referencing is completed. It is deducted from your first month’s rent when the tenancy begins, and refunded in full if the landlord decides not to proceed. It may be kept if you withdraw, fail referencing because information you gave us was false or misleading (for example, income that cannot be evidenced), fail a Right to Rent check, or do not take reasonable steps to agree the tenancy by the agreed deadline.
- Rent in advance
- One month’s rent
- Payable after the tenancy agreement is signed and before the tenancy begins.
- Tenancy deposit
- Five weeks’ rent
- Six weeks’ rent where the annual rent is £50,000 or more. Protected with the Deposit Protection Service (DPS). No deductions are made without your agreement or a DPS adjudication.
- Change of sharer
- £50
- Preparing the documents and issuing an amended tenancy agreement. Only where the landlord agrees to the change.
- Change of terms during the tenancy
- £50
- For amendments you request during the tenancy that the landlord agrees to.
- Company lets
- £525 per company
- Referencing and contract fee. Referencing is carried out by an independent agency. Where the tenant is a company, the tenancy falls outside the Tenant Fees Act, so rent in advance, the deposit and when they are paid are agreed with the company as part of the lease terms.
